||FYI||This project is: LKQ (Keystone Automotive) 1727 Jet Stream Dr Remodel
Latest date shown on plans reviewed: 5/19/14 Racking Layout Sheet.
Plans are reviewed to the 2009 Colorado Springs Fire Code.|
|I||During a site visit to this space, it was determined that the sprinklers are in fact ESFR sprinklers. This was confirmed by Roger Wallace of BWFP. The spinklers being used at ASCOA K1 Sprinkler with a ed frangible bulb, believe it's a 3/4 -inch orifice.
With this, smoke/heat vents are a non issue. In fact, the "vents" in the ceiling appear to be more like skylights. It is unknown at this time if the skylights are the dropout versions or if the smoke/heat vents were replaced with the currently installed skylights. |
|Attention||Per Roger Wallace of BWFP, the sprinklers are able to protect Class I-IV commodities with Group A and B plastics to 3 feet below the sprinkler deflector.
Utilizing a laser measure, it appears the sprinkler deflectors, at the lowest elevation, are approximately 29 feet and a few inches. Therefore the 26 foot storage height (top of storage not top of racks) is acceptable. |
|Attention||KEYED ACCESS DOORS. All required access doors leading into high-piled portions of structures must be provided with keyed locks, which allow for immediate access into the structures. Master keys to lock are to be provided in the required on-site Knox box. (2003 IFC §2306.6.1.4 as amended)|

The Maximum Pile Dimension is NO PILE STORAGE INDICATED
The Maximum Permissible Storage Height is NO PILE STORAGE INDICATED
The Maximum Pile Volume is NO PILE STORAGE INDICATED|
|FYI||APPROVED STORAGE HEIGHT: This facility is approved for high piled storage of --HIGH HAZARD-- combustible materials up to --26-- feet. All applicable IFC Chapter 23, IBC, NFPA, and approved fire sprinkler/fire alarm/detection requirements shall be met.
***Note: This approved height does not take sprinkler system requirements into account. Sprinkler system design may require modified storage heights. This will be noted during the fire sprinkler plan review.|
|FYI||MULTI CLASS HIGH-PILED STORAGE AREAS: High-piled storage areas classified as Class I through Class IV not separated from high-piled storage areas classified as high hazard shall utilize the aggregate of all high-piled storage areas as high hazard for purposes of determining requirements. To be considered as separated, 1-hour fire-resistance-rated fire barrier walls shall be constructed in accordance with the International Building Code. Openings in such walls shall be protected by opening protective assemblies having a 1-hour fire protection rating.(2003 IFC §2306.3.2.1)|
|FYI||AISLE MAINTENANCE. When restocking is not being conducted, aisles shall be kept clear of storage, waste material and debris. Fire department access doors, aisles and exit doors shall not be obstructed. During restocking operations using manual stocking methods, a minimum unobstructed aisle width of 24 inches shall be maintained in 48-inch or smaller aisles, and a minimum unobstructed aisle width of one-half of the required aisle width shall be maintained in aisles greater than 48 inches. During mechanical stocking operations, a minimum unobstructed aisle width of 44 inches shall be maintained. (2003 IFC §2305.4)|
|FYI||AISLE CLEAR HEIGHT. The required aisle width shall extend from floor to ceiling. Rack structural supports and catwalks are permitted to cross aisles at a minimum 6-feet, 8-inches above the finished floor level provided that such supports do not interfere with fire department hose stream trajectory. (2003 IFC §2306.9.2)|
