NOTE - THE NOTED DISAPPROVED ITEMS MAY NOT CONSTITUTE A COMPLETE LIST OF VIOLATIONS. THE DESIGNER IS TO CONDUCT A COMPLETE RE-REVIEW OF THE PLANS FOR ADDITIONAL VIOLATIONS OF THE STANDARD COMMENTS AND INCORRECT INFORMATION PRIOR TO RESUBMITTING.

 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI*****(STANDARD COMMENT) FIRE FLOW/HYDRANT REQUIREMENTS MET: On this site the theoretical water flows are -4500--- gpm, and the numbers of hydrant(s) are -ADEQUATE---. This site, based upon the provided theoretical modeled fire flows, appear to meet the minimum flow requirements and/or the number of hydrant(s) for this structure.
Attention(STANDARD COMMENT) READY FOR SIGNATURES: The water plans appear ready for signature as long as all disapproved comments have been addressed. Please provide one hard copy for CSFD records along with your final copies for our signature.
FYI(STANDARD COMMENT) REVIEWS: Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether of not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the 2009 International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD. Review and approval by the CSFD shall not relieve the applicant of the responsibility of compliance with the International Fire Code. (105.4.4)

From www.pprbd.org, select PLAN REVIEW then FIND PLANS next COLORADO SPRINGS 2. Scroll down to the correct address. You may then select APPROVED/DISAPPROVED to view comments associated with that particular project.
DisapprovedDISAPPROVED The following information and/or corrections are needed prior to completing a full plan review: 1. The plans clearly were not checked prior to submittal. There are 2 different square footages for all buildings except the clubhouse on the plans and none of those square footages are matching the architectural plans. It appears adequate fire flow is modeled to be available, and the spacing of the hydrants should be acceptable however the plans need to be accurate in the building sizes. 2. Building F (parking deck) data is not even provided. Will this be an open or enclosed parking structure? Also: 1) Review all redline comments and address each one. 2) Return ALL red lined plan sets for each re-review.

DisapprovedDISAPPROVED The following information and/or corrections are needed prior to completing a full plan review: 1. Cosntruction type does not match the construction plans - the construction plans have the apartment buildings down as V-A construction and you are showing V-B. 2. The gross square footage for the entire struction must be used to determine the required fire flow when deailing with Type V construction. the largest 3 consecutive floors provision is only allowed on fire resistive construciton (type 1) 3. When crediting the flow for fire sprinkelrs, you must round up to the nearest 250 gpm. I am unable to perform a complete review until the construction type and gross square footage is corrected. Also: 1) Review all redline comments and address each one. 2) Return ALL red lined plan sets for each re-review.

7/22/2013 DisapprovedPreliminary hydrant review done during the construction plan review: Building data does not match the construction plans Fire flows on the preliminary plans were based off 3 largest consecutive floors, but with the V-B construction type, all floors must be considered.
