FYI(13) FLUSH AND HYDROSTATIC TESTING: UNDERGROUND PIPING: All piping and attached appurtenances subjected to system working pressure shall be hydrostatically tested at 200 psi or 50 psi in excess of the system working pressure, which ever is greater, and shall maintain that pressure +/- 5 psi for 2 hours. (NFPA 13:10.10.2.2) The Flush and Hydrostatic test of fire service mains and lead-in piping to system risers is to be completed and approved prior to connecting the riser to the underground mains and/or lead-ins. The flushing and pressure test is to be witnessed and approved in writing by a member of the Colorado Springs Fire Dept. ABOVE GROUND PIPING: All piping and attached appurtenances subjected to system working pressure shall be hydrostatically tested at 200 psi or 50 psi in excess of the system working pressure, which ever is greater, and shall maintain that pressure without loss for 2 hours. Note - This is to include the piping between the fire department connection and the check valve. (NFPA 13:24.2.)
FYI(13) ELECTRICAL SUPERVISION REQUIRED: All valves controlling the water supply for automatic fire sprinkler systems, fire pumps, tanks, water levels and temperatures, critical air pressures, and water flow switches on all sprinkler systems shall be electrically supervised. NFPA 13 requires that "All concealed spaces enclosed wholly or partially by exposed combustible construction shall be protected by sprinklers". There are 12 specific allowances to this section that allow for the omission of sprinklers. If there are combustible concealed areas found during the installation of the system that do not meet the requirements of the 12 allowances, then these areas will be required to be sprinkled. If the piping is covered, and the inspectors cannot inspect it as is required by Fire Code, the walls, sheetrock, ceiling tiles, etc... will be required to be removed. If this means that finished ceilings will need to be removed, this will be required to be done! (IFC 106.3)

Disapproved*****(STANDARD COMMENT 42) DISAPPROVED COMMENTS: The following information and/or corrections are needed prior to conducting a full plan review. PLEASE RESPOND IN WRITING ON LETTERHEAD TO EACH OF THE FOLLOWING COMMENTS: 1. Site plan was not provided as required. 2. Riser diagram is incomplete - missing gages, flow switches, drains, etc. 3. Sheet 1.A: Detail which areas are R versus the I occupancies - there was previous phone conversations where combined 13R and 13 systems were being proposed, but the plans do not reflect this. Also, limited care and nursing facilities require sprinklers in the bathrooms per 8.15.8.1.2. 4. If this sheet is to be protected per NFPA13, then several closets are not sprinklered that are required to be so per 8.15.8.2. 5. Obstruction rules regarding soffits, light fixtures and ceiling fans have not been identified. 6. Ceiling elevations are not provided 7. Sprinklers are overspaced in some areas - maximum distance from a wall for certain proposed sprinklers is 10-feet where the plans are dimensioned at 10-6. 8. head legend shall be provided in each sheet as required. 9. Sheet 1.C - sprinklers in either side of smoke barrier are too close to the doors - verify the door lintel is of appropriate width/depth per section 8.6.3.4. 10. Sheet 3.A - revised hydraulic calculation as noted, dropping heads 4 and 6 and picking up the closet/bedroom sprinklers. Per NFPA 13, the remote area of is made regardless of compartment boundaries. 11. Hydraulc calculations: water supply shall be reduced by 10% creating a parallel line to the water supply - hydraulics shall be based on the 90% curve. 12. Standpipe calculations shall be provided, regardless if this is a manual standpipe. 13. Several identical rooms have differing sprinklers layouts - please clarify. Review stopped. hydraulics have not been reviewed entirely, nor have the layouts on any floors above first. Also review the disapproved plans for additional written comments prior to submittal of new plans.
