Disapproved*****(STANDARD COMMENT 19) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. Pre-Action Fire's license is not current in the City of Colorado Springs - HOLD OVER FROM PREVIOUS DISAPPROVAL 2. Permit Application is still not completed - HOLD OVER FROM PREVIOUS DISAPPROVAL 3. CO alarms must have a distinctly different audible from fire alarm (2013-NFPA 72 10.10.3) 4. 2013 NFPA 72 does not allow 2 phone lines. Indicate alternate communication and inlcude all appropriate manufacturer paperwork and calcs as would be required for alarm components. REVIEW STOPPED. Also review the disapproved plans for additional written comments prior to submittal of new plans.
FYI(STANDARD COMMENT 20) CORRECTIONS All corrections and comments are to be submitted back to CSFD in writing, or provid submittal sheets/drawings, etc as requested, to complete the review. Corrections are not accepted over the phone, via fax, email or verbally.

Please respond, in writing on letterhead, to each of the following comments: 1. Preaction Fire is not a licensed fire alarm contractor to install fire alarm system in Colorado Springs. OUTSTANDING FROM PREVIOUS REVIEW 2. Permit application is incomplete - reference highlighted portions. OUTSTANDING FROM PREVIOUS REVIEW. 3. I have concerns with your answer to the item 10 from the previous review - A system designer is to have a thorough understand of the hazards within the building and needed protection to help mitigate those hazards through a comprehensive design, while minimizing nuisance alarms. You response of "I don't know of something in the space" tells me you have not surveyed these buildings for their needs and thus may not have the full understanding the designer should have. 4. Alarm Design solution is not current with their license - see additional comment. Also review the disapproved plans for additional written comments prior to submittal of new plans.
Disapproved(STANDARD COMMENT 25) CONTRACTOR LICENSING. Our records indicate the license for this Fire Alarm Contractor is not current. FYI*****(STANDARD COMMENT 27) DISAPPROVED ITEMS ADDRESSED The plans have been resubmitted and all the disapproved comments have been addressed and/or corrected as follows: 1. Codes/Standards this system designed to: 1984 UBC/ 2010 NFPA 72 - CSFD RESPONSE - SYSTEM SHALL CONFORM TO 2009 IFC PER SECTION 901.4.1. 2. Delay in AC reporting is set to 3-hours. 3. Matrices have been combined into one. 4. FACP is stated to report exact building address in alarm. 5. Guest room smoke detectors will initiate supervisory alarms at FACP and are no longer cross zoned. 6. Pull stations have been eliminated from guest room buildings 7. Heat detection is now provided in common restrooms 8. Heat detection is provided near wood-burning fireplace.

From www.springsgov.com, select CITY AGENCIES then FIRE 2. Click on FIRE CODE ENFORCEMENT. 3. Click on REVIEW PLANS STATUS in the gray box 4. Then select VIEW PLAN REVIEW STATUS. 5. Scroll down to the correct address. You may then select APPROVED/DISAPPROVED to view comments associated with that particular project.

Disapproved*****(STANDARD COMMENT 19) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. What exactly is this scope of work? Your narrative is not clear as to what is going on and what is driving this work? The permit application indicates this is a system replacement - is this accurate? If so, What is the intent of this replacement? Do you intend to comply with current codes/standards? 2. Codes/standards and edition dates this sysem was designed to was not indicated. 3. Pre Action Fire is listed as the installing company - they are not licensed in the City of Colorado Springs to do this work. see additional comment. 4. Permit application is incomplete - see highlighted portions. 5. Delay in A/C reporting is not indicated as required. 6. You have provided 2 matrices, however this is one system. The panels in each building do not report anywhere else but to the master panel in the club house - therefore there shall be one matrix. 7. FACP shall be capable of reporting the exact address and building of the alarm, not just the address of the clubhouse. 8. Matrix for guest house building indicates a cross-zoned alarm sequence, yet there is only one smoke detector in each dwelling space - so that means 2 dwellings/units must become involved in fire before emergency forces are notified. This is not acceptable to CSFD and should not be acceptable to the owners. Please refer to 2009 IFC section 907.2.8.3 for more details regarding supervisory signals for guest room smoke detection. 9. Eliminate pull stations from guest room buildings - they introduct nuisance alarms due to tampering. 10. Smoke detection is not permitted within restrooms. CONTINUNED... Also review the disapproved plans for additional written comments prior to submittal of new plans.
DisapprovedCONTINUED FROM PREVIOUS. 10. Basement equipment lounge is shown with a heat detector - what is in this space to drive the heat detector versus a smoke detector? 11. is the fireplace gas/electric/ wood burning? This can have an impact on the smoke detection allowed.
