 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI*****(STANDARD COMMENT) FIRE FLOW/HYDRANT REQUIREMENTS MET: On this site the theoretical water flows are -4000--- gpm, and the numbers of hydrant(s) are -4---. This site, based upon the provided theoretical modeled fire flows, appear to meet the minimum flow requirements and/or the number of hydrant(s) for this structure.
Attention(STANDARD COMMENT) READY FOR SIGNATURES: The water plans appear ready for signature as long as all disapproved comments have been addressed. Please provide one hard copy for CSFD records along with your final copies for our signature.
FYIREVIEW ITEMS OF NOTE: Confirm the tank and fire pump is necessary for a 13R fire sprinkler system. The water supply shall be capable of suppling the flow from 4 residential fire sprinklers for a duration of no less than 30 minutes. A single 400 gallon tank may not suffice. It would probably be better to upsize the water service to accommodate both the domestic and the fire demands. The pressures appear to be more than adequate. Additionally, the pump must meet the requirements of NFPA 20, the installation standard for fire pumps. A listed fire pump will add significant cost ($100,000) to the project. Please include a copy of the site plan without the profile for CSFD purposes.
FYI(STANDARD COMMENT 10) INSPECTIONS Please call 719-385-5982 Extension 2 to schedule all construction related inspection activities. You will need to schedule an inspection at the time of Framing and a final inspection near completion. Due to the dynamic nature of inspectors schedules, PLEASE call your inspection requests in with ample time to allow scheduling. When calling, please have your complete CSFD plan review number(s) ready for each inspection request. ( i.e. 2013-1234 - HS-1) The CSFD Approved sets of plans are to be on site for all inspections.

Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether of not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the 2009 International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD. Review and approval by the CSFD shall not relieve the applicant of the responsibility of compliance with the International Fire Code. (105.4.4)

DisapprovedDISAPPROVED The following information and/or corrections are needed prior to completing a full plan review: 1. Previous review comments do not appear to have been addressed: 4 Hydrants required/3 indicated/3 fire flows Sprinkler protection for Manager-Live work unit 2. Some paperwork included seems to indicate an intent to sprinkler the Manager building but plans do not appear to have been changed to indicate. (Still indicating sprinklers in C/D only). 3. Indicate FDC locations on drawings per comment below. 4. SUBMIT CORRECTION RESPONSES ON LETTERHEAD TO ADDRESS EACH DISAPPROVAL COMMENT along with red-lines and new drawings. Also: 1) Review all redline comments and address each one. 2) Return ALL red lined plan sets for each re-review.
Disapproved(DISAPPROVED) FIRE DEPARTMENT CONNECTION Your plans do not indicate, or have placed the Fire Department Connection (FDC) to the sprinkler systems in an unacceptable location. FDCs shall be located in a CSFD approved location. The FDC shall be located on the front entrance and/or addressed side of the structure, fully visible and recognizable from the street. FDCs shall be location such that it is not blocked by any means or located behind parked vehicles and such that fire apparatus and hoses connected to the FDC do not obstruct access to building for other fire apparatus. FDCsshall be located within 40-ft of an approved fire department access road. There shall be a fire hydrant capable of supplying the fire flow requirements for the sprinkler system within 100 feet of the FDC.
