 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI(STANDARD COMMENT 2) REVIEWS: Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether of not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the 2003 International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD.
Disapproved(STANDARD COMMENT 100) PLANS DISAPPROVED: The following information and/or corrections are needed prior to conducting a full plan review 1. Approved site/development plan shall be attached to the construction plans. As a state agency, you may be able to bypass the Planning requirements, however, a site plan must still be submitted to CSFD for fire department access requirements. Site plan shall be scaled and include roads, paved areas on the site and any fire hydrants in the vicinity. 2. Cody study shall be provided: you need to provide the size of the existing structure and the proposed addition, occupancy classification, occupant load, etc. 3. Fire Hydrants: grading and erosing plan indicates a hydrant, however, you must obtain fire flows from CSU - see additional comment. Also, you must indicate all hydrants in the area - the only one shown is not usable since it is behind a chain link fence. 4. HazMat review is required due to the existing propane tank and the need to verify you are not encroaching on required separations between said tank and the propsed addition. All corrections and comments shall be submitted back to CSFD in writing, or provide submittal sheets/drawings/ blueprints etc. as requested, which will allow us to complete our review. We do not accept plan review corrections over the phone, via fax, or verbally.
Disapproved(STANDARD COMMENT 10) DEVELOPMENT PLAN Attach copies of the "City Approved" development plan to each set of construction plans submitted to the Colorado Springs Fire Department for review.
FYI(STANDARD COMMENT 16) EXISTING HYDRANTS If it is felt that the existing fire hydrants will provide adequate fire flow and will be the correct number of required hydrants, the applicant will need to contact Keta Donegan with COLORADO SPRINGS UTILITIES at (719) 668-8733 or by FAX at (719) 668-5651 to request a theoretical fire flow calculation and fire hydrant location map. Keta will need the following information to process your request: 1) Gross square footage of the structure (including all floor levels, basements, and attached canopies) 2) Type of construction determined by the Regional Building Department 3) Requesters name 4) Requestors company name 5) Phone and fax numbers of the requestor 6) Project address 7) Project cross streets 8) Public Hydrant numbers of the closest fire hydrants (you can find this number in white lettering on top of the hydrant) ATTENTION: ALLOW A MINIMUM OF 3 DAYS FOR ALL FIRE FLOW CALCULATIONS
FYI(STANDARD COMMENT 22) FIRE EXTINGUISHER - COMMERCIAL BUILDINGS A "2A -10B:C" fire extinguisher is to be installed in LOW TO MODERATE HAZARD OCCUPANCIES at a rate of 1 unit per 3,000 square feet, AND a maximum of a 75-ft travel distance to an extinguisher. Remember that all extinguishers must be installed in highly visible and accessible locations, never in a dead-end area, and always try to place them near an exit path-way or at an exit(s). Mount 4" off floor to a maximum of 5 ft. to the top of the fire extinguisher. (HINT: About waist high is perfect) ATTENTION: "FIRE EXTINGUISHER" signs may need to be posted to properly identify where the units are located if they're not highly visible.
FYI(STANDARD COMMENT 71) HAZ-MAT REVIEW REQUIRED It appears that hazardous materials may be located on site. Your plans have been forwarded to the HazMat reviewer. If hazardous materials exceed exempt amounts, you will also be required to submit a Hazardous Material Management Plan for annual permitting. Additional tank installation permits and plan reviews may also be required. Check with the CSFD for details.
FYI(STANDARD COMMENT 82) FIRE PROTECTION SYSTEM PLANS Applicable Fire Protection System (fire alarm, fire sprinkler, fixed fire) plans shall be submitted to the CSFD Construction Services office in the Development Review Enterprise at the Regional Development Center 2880 International Circle
FYI(STANDARD COMMENT 90) INSPECTIONS A minimum of a 2-business day notice is required for all inspections. Please have your eight digit "Fire Department Plan Review Number" ready when calling to schedule an inspection.
FYI(STANDARD COMMENT 93) KHJ - SCHEDULING INSPECTIONS: STATIONS 1, 2, 3, 4, 5, 9, 13, 16 Colorado Springs Fire Department Inspectors schedule their own inspections. Based upon geographic location of this project, your assigned Inspector is Kris Johnson. You may contact him at 719-385-7257 to schedule all construction related inspection activities. When calling, please have your complete CSFD plan review number(s) ready for each inspection request. ( i.e. 2005-1234-CN-1 or 2005-0012-SP-1)
