1. There is no requirement for Smoke Control in the Atrium under 2003 IBC 707.2 exception 2.2. This eliminates the need for a fire command center as well.
2. Attic is required to be sprinklered by 2007 NFPS 13 Chapter 4
3. Atrium shall be equipped with a voice/alarm communication system (voice evacuation) in accordance with 2003 IFC 907.2.13.

Building is separated into 3 smoke zones per floor by 1-hr smoke barriers
Canopies/balconies/ etc indicated as contructed w/ non-combustible materials and fire -retardant treated plywood - sprinklers not required.
Elevator Shunt Trip - indicated on sheet E-006 - required by NFPA 101.
Generator is indicated to be powered by diesel per sheet E-603
Ozone system in the laundry room
Parking garage is indicated as being provided with garage door as shown on the DP elevations.
There are notes for Access Control and Request to Exit, but I cannot find which doors are provided with this feature.
Additional notes indicate the use of Coax bi-directional radio amplification, however, this is not required by 2003 IFC.
Mechanical review notes indicated smoke control in the atrium, however, I was unable to find reference to smoke controlled areas. |

Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether of not the requirements are specifically indicated on the submitted construction documents.
The CSFD has reviewed the submittal in accordance with the fire code requirements of the 2003 International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD.

PRIOR TO THE TIME OF FIRE FINAL INSPECTIONS, on all new construction sites, it will be the responsibility of the owners, GC, or site manager, to have all new and existing fire hydrants, and private water systems flow tested.
ALL HYDRANT TESTS SHALL BE CONDUCTED BEFORE ON-SITE CONSTRUCTION IS STARTED!!!
PUBLIC/CITY OWNED HYDRANTS: Contact SEAN HIGBEE, CSU at 668-4595 to schedule an ACTUAL flow test. Be sure to provide them with a CSFD plan review number to include with their flow reports. CSFD need not be present when City Utilities flow tests hydrants as we will accept their reports.
PRIVATE HYDRANTS Contact CSFD Fire Prevention t 385-5982 to schedule a flow test of PRIVATE OWNED hydrants. A contractor capable of performing the test will be required as CSFD Inspectors WITNESS only. CSFD will not accept flow tests we have not witnessed.

A "2A -10B:C" fire extinguisher is to be installed in LOW TO MODERATE HAZARD OCCUPANCIES at a rate of 1 unit per 3,000 square feet, AND a maximum of a 75-ft travel distance to an extinguisher.
Remember that all extinguishers must be installed in highly visible and accessible locations, never in a dead-end area, and always try to place them near an exit path-way or at an exit(s). Mount 4" off floor to a maximum of 5 ft. to the top of the fire extinguisher. (HINT: About waist high is perfect)
ATTENTION: "FIRE EXTINGUISHER" signs may need to be posted to properly identify where the units are located if they're not highly visible.

A Class "K" portable fire extinguisher is required for kitchens equipped with wet chemical fixed fire suppression systems. They must be installed within 30 ft. of the vent hood in a location/direction leading to an exit.
ATTENTION: Kitchens with existing 40B:C dry chemical extinguishers shall have them replaced with a Class K listed unit when they are due for either a 6-yr. maintenance inspection and/or a hydrostatic test.

KNOX (TM) --XXX----Box ------Switch ------Padlock is required at this location.
It is recommended that all KNOX (TM) boxes be placed in a highly accessible location approximately 10 feet off of the ground, and usually placed near the front entrance to the building.
KNOX (TM) Security Equipment is the only approved type, and must be ordered directly through the CSFD Fire Prevention office at 2880 International Circle, Suite 200-7, or by calling (719) 385-5982.

There were fire detection and/or suppression system plans attached to the construction plans, however, they were not reviewed due to lack of specification sheets, calculations, etc. The sub-contractors for these systems must submit these plans for our review, and obtain separate permits from the CSFD for the instillation of all fire detection and suppression systems. No work is allowed to begin without proper permits.
