FYI*****(STANDARD COMMENT 27) The plans have been resubmitted and all the disapproved comments have been addressed and/or corrected as follows: 1) Scope of work was clarified. This work is not related to a specific construction project. 2) Matrix was changed to show recall to first floor, not basement level. 4) Extra sheets titled 1.04 was removed. 5) ADA rooms will have horns and strobes.
FYI*****(STANDARD COMMENT 5) Fire alarm system is being installed by: SimplexGrinnell This plan review is based on the requirements found within the 2003 Editions of the International Building Code, International Fire Code and the related Standards.
FYI*****(STANDARD COMMENT 7) Scope of Work: Additing notification to ADA rooms on the 1st and 2nd floor. Adding smoke detectors to various rooms on the 1-3 floor. This scope is not related to construction.
Approved/Corrected*****(STANDARD COMMENT 8) NOTE - NOTE - The following RED-LINED items are to be corrected prior to final inspection: 1) This is a 3 story building with a basement. I changed the floors on the matrix to match this so there is no mis-understanding.
FYI*****(COMMERCIAL) EXISTING PANEL - This is an existing fire alarm system and no change is being made to the existing panel. Battery standby is designed for 24 hours The existing fire panel is shown to be provided with two 12 volt /-----25--- AH batteries. The plans indicate the batteries will be wired in SERIES to provide 24 volts @ ----25---- AH supplying a current draw of -----19.11---- AH. This appears to meet the battery calculation requirements.
FYI(COMMERCIAL) SYNCHRONIZATION: The plans show that Synchronization Modules are being provided. Based on the requirements found in the 2007 Edition of NFPA 72 the areas where there are more than two visible appliances in the field of view, they shall flash in synchronization. Any visible notification appliances can not flash more than twice per second nor less than once per second. (NFPA 72:7.5)
Attention(COMMERCIAL) MULTI-CANDELLA STROBES: Multi-candella strobes are indicated in this design, verify the candella setting as indicated on the plans.
FYI(STANDARD COMMENT 9) CERTIFICATE OF INSTALLATION Attached to these approved plans is the "Certificate of Installation". It is the installers responsibility to certify, through the use of this form, that the system has been properly installed and tested. The form is to be filled out in its entirety PRIOR TO THE ARRIVAL OF THE FIRE INSPECTOR conducting the final inspection and/or the acceptance test of the system. FINAL INSPECTIONS WILL NOT BE CONDUCTED WITHOUT THIS FORM BEING COMPLETED. At the time of this inspection the Fire Inspector will expect ALL devices involved in this fire alarm project to be tested. The installer should be aware of the fact that in a larger facility there may by a need to isolate the fire alarm system to only the area being tested. This testing method may be needed in such buildings as Hospitals, High Rise office buildings, and Malls to name a few. Regardless of how the fire alarm test is going to be conducted the alarm installer is to insure that building owner and/or manager and the General Contractor has been informed of the test criteria, time and date of the test, and have given their approval. NOTE - Fire alarm installers shall also complete the "RECORD OF COMPLETION" forms prior to scheduling a fire alarm final. A copy of this form can be found in NFPA 72.
FYI(STANDARD COMMENT 10) INSPECTIONS A minimum of 2-business days notice is required for all inspections. Due to work loads, holidays, meetings, vacations, etc...the CSFD cannot guarantee a 2-business day turnaround on all inspections. PLEASE help yourself by helping us - call your inspections in with ample time to allow adequate scheduling. When calling, please have your complete CSFD plan review number(s) ready for each inspection request. ( i.e. 20001234 - HM -2 or 20000012 - CN - 1) The CSFD Approved sets of plans are to be on site for all inspections. (fddem 8/06)
Attention(STANDARD COMMENT) KHJ - SCHEDULING INSPECTIONS: STATIONS 1, 2, 3, 4, 5, 9, 13 & 16 : Starting October 3, 2005, Fire Inspectors will be scheduling their own calendars. Your assigned Inspector is Kris Johnson. You may contact him at 719-385-7257 to schedule all construction related inspection activities
FYI(STANDARD COMMENT 11) MANUFACTURER'S PRODUCT DATA The approved set of Fire Alarm plans, manufacture's product data sheets on all equipment being installed, and the installation permit are to be on site for all fire department inspections.
FYI(STANDARD COMMENT 12) INSTALLATION OF SMOKE DETECTORS: "Detectors shall not be installed until after the construction clean-up of all trades is complete and final. Detectors that have been installed prior to final clean up by all trades shall be cleaned or replaced in accordance with Chapter 10". This section of the Standard does not prohibit the installation of the detector wiring or the mounting of the detector base. Any detectors found to be installed in violation of the above referenced requirement must be cleaned, recalibrated, and recertified by the Manufacturer or the smoke detector is to be replaced. (NFPA 72 5.7.1.11)
FYI(STANDARD COMMENT 13) NOTE - TESTING OF SMOKE DETECTORS - - The NFPA 72, Chapter 10, requires that the smoke detectors be tested " .. in place to ensure smoke entry into the sensing chamber and an alarm response. Testing with smoke or listed aerosol acceptable to the manufacturer, or other means acceptable to the detectors manufacturer, shall be permitted as one acceptable test method." Please note that the use of a magnet DOES NOT "insure smoke entry into the sensing chamber," it will only check the wiring circuit for the "alarm response." (NFPA 72 TABLE 10.4.2.2)
FYI(STANDARD COMMENT 14) The exact location(s) of the AUDIBLE fire alarm notifying appliances are NOT part of this plan review process. It is the responsibility of the system designer and installers to insure the required sound level requirements of the fire alarm system meets the requirements found within the NFPA Standards. Most installations will be required to provide a Fire Alarm Evacuation Signal that is not less than 15 dBA above the average ambient sound. The sound level of the alarm system should be tested with a sound meter prior to the Acceptance Test. (NFPA 72:7.4.2.1)
FYI(STANDARD COMMENT 15) FIRE ALARM EVACUATION SIGNAL This three-pulse temporal pattern is the only fire alarm evacuation signal that shall be used. Only one fire alarm evacuation signal shall be used within a building. The use of different fire alarm evacuation signals in different parts of a building is prohibited by the CSFD. (NFPA 72:6.8.6.5.1) EXCEPTION: Where evacuation is not the desired response.
FYI(STANDARD COMMENT 16) ATTENTION: CSFD FEES. All fire department fees are to be paid prior to issuance of any permits. These fees must be paid directly to the Colorado Springs Fire Department - Development Review Enterprise - at 2880 International Circle - Suite 200-7.

Disapproved*****(STANDARD COMMENT 19) The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing, to each of the following comments: 1) Scope of work states that various remodeling will take place. Therefore, this is not "Fire Alarm Only." 2) Scope of work for alarm plans must match the scope of work for construction plans. As of now, we have plan review # 2008-0313 for Restaurant & Lobby Renovation ONLY and Interior Remodel of Bar, Lounge and Exhibit Hall ONLY. That's the only approved construction plan for this hotel. 3) Matrix shows floors 1-4, with recall to the 1st floor. Is there 4 floors, or is the 1st floor actually the basement? Elevators can not recall to basement, unless it exits on ground level. 4) There are two sheets titled 1.04. Which one is correct? 5) ADA rooms require audible and visual in the sleeping units, Section 907.10.1.3 of the IFC. Show existing horns or add them. Also review the disapproved plans for additional written comments prior to submittal of new plans.
