FYI*****(STANDARD COMMENT 10) WATER SUPPLY/SYSTEM DEMAND INFORMATION: The Water Flow Calculation show a water supply of having a 127- Static; 20- Residual; 3600- Flow. System Demand of 34- gpm at 26 PSI is needed at the SYSTEM GAGE; 40- psi is needed at the CITY GAGE; 68 psi at the HYDRANT. All hydraulic designed systems are to have the Hydraulic Placard information sign secured to the sprinkler riser.

AttentionBased on Occupant Load of 15, this is classified by NFPaA101 as a SMALL FACILITY per 32/33.1.1.3 It is assumed this being a Change of Use this facility will be required to meet the NEW RESIDENTIAL BOARD AND CARE requirements of NFPA 101 (Chapter 32). 32.2.3.5.3.2 Requires a 30-minute water supply for 13D systems to facilitate slow/impractical evacuation capability. 32.2.3.5.3.2 (1) requires all closets to be sprinklered. 32.2.3.5.5 requires either electrical supervision OR an audible signal within the facility to be sounded when the fire sprinkler valves are closed, for this specific arrangement. IF this is considered an EXISTING facility, sprinklers are NOT required in bathrooms if a 15-minute thermal barrier is provided.
RecommendationIt is recommended by CSFD that sprinklers be added to the restrooms in the event this facility has a change in evacuation capability and prevent the need for modifications in the future (both near and distant).

FYI*****(STANDARD COMMENT 6) The fire sprinkler system is being installed by: WSFP This plan review is based on the requirements found within the 2003 Editions of the International Building Code, International Fire Code, and the 2007 editions of NFPA Standard 13, 13R or 13D as applicable. CSFD does not allow any combustibles into a building until a sprinkler system has passed it's final acceptance test performed by CSFD Inspector's.

FYI(13-D) HYDROSTATIC TESTING: All systems shall be tested for leakage at normal system operating water pressure. (NFPA 13D:4.3.1)
FYI(13-D) BUCKET TEST: All 13-D systems will require a bucket test.
FYI(13-D) COMBINED DOMESTIC/FIRE SUPPLY: Each system shall have a single control valve arranged to shut off both the domestic system and the sprinkler system unless there is a separate shutoff for the domestic system only. (NFPA 13D:7.1)
FYI(13-D) ELECTRICAL SUPERVISION IS NOT REQUIRED: Electrical supervision is NOT required. This includes all control valves and water-flow switches that are part of this automatic fire sprinkler system. All control valves are to be secured in an approved manor. NOTE: ELECTRICAL SUPERVISION IS REQUIRED BY NFPA 101/STATE OF COLORADO, SUPERCEDING LOCAL REQUIREMENTS
FYI(13-D) LOCAL ALARMS: Local waterflow alarms with facilities for flow testing shall be provided on all sprinkler systems. Alarms shall be clearly audible in all bedrooms over background noise levels while all intervening doors are closed. Smoke detectors installed in accordance with NFPA 72 can be used to accomplish this function. NFPA 13D:7.6 and NFPA 72:7.4.4.2)
FYI(13-D) TEMPERATURE RATING: Sprinklers shall be installed in accorance with NFPA 13D Table 7.5.5.3 when installing near specific heat sources.
FYI(13-D) CEILING FANS/LIGHT FIXTURES: Pendent sprinklers shall be located at least 3-ft from obstructions such as ceiling fans and light fixtures. Sidewall sprinklers shall be located at least 5-ft from obstructions such as ceiling fans and light fixtures. NFPA 13D:8.2.5.2 and 8.2.5.3
FYI(13-D) SOFFITS AND CABINETS: Where soffits exceed more than 8-inches in width or projection from the wall, sprinklers shall be installed under the soffit. Sidewall sprinklers shall be permitted to be installed in the face of a soffit located directly over cabinets, were the soffit does not project horizontally more than 12-inches. (NFPA 13D:8.2.5.6)
FYI(13-D): BATHROOMS: Sprinklers may be omitted from bathrooms that do not exceed 55 sqft in area. (NFPA 13D: 8.6.2)
FYI(STANDARD COMMENT 20) LICENSED INSTALLER: An On-Site Installer shall supervise all on-site work on any fire sprinkler project. This On-Site Installer shall have a current Installer Certificate, on his person, while on the job site.
Attention(STANDARD COMMENT 22) PRESSURE EXCEEDING 100 PSI: System pressure, at the sprinkler heads, is shown to be over 100 psi. Insure the hangers are spaced as required by NFPA 13:9.2.3.4.1. BRANCH LINES - Distance between the end sprinkler and the last hanger shall be not over 12 inches. ARMOVERS - lengths of unsupported armover to a sprinkler shall not exceed 12 inches. These end hangers (both uses) are to prevent upward movement of the pipe.
FYI(STANDARD COMMENT 23) MANUFACTURER'S SPECIFICATIONS: The approved set of Fire Sprinkler Plans, manufacture's product data sheets on all equipment being installed, and the installation permit are to be on site for all fire department inspections.
FYI(STANDARD COMMENT 24) CPVC PIPING: Exposed CPVC piping shall be installed per manufacturer's specifications. Never test the system integrity using air or compressed gas! Compatibility with other building components including insulation, fire caulking, plastic sheeting, and other petroleum based products, shall be verified prior to use with CPVC. Insure the pipe is installed in locations that will help prevent damage caused by physical contact.
FYI(STANDARD COMMENT 26) CONCEALED SPACES - This plan did not provide any information on combustible concealed spaces. NFPA 13 requires that "All concealed spaces enclosed wholly or partially by exposed combustible construction shall be protected by sprinklers". There are 12 specific allowances to this section that allow for the omission of sprinklers. If there are combustible concealed areas found during the installation of the system that do not meet the requirements of the 12 allowances, then these areas will be required to be sprinkled. (NFPA 13:8.15.1) IT IS THE RESPONSIBILITY OF THE INSTALLER TO MAKE SURE THAT THE SYSTEM IS INSTALLED IN ACCORDANCE WITH THE STANDARD.
FYI*****(STANDARD COMMENT 31) BACKFLOW PREVENTION DEVICE: The backflow device shown as being installed is a --WILKINS 975XL---. It is listed for HORIZONTAL installation.
FYI(STANDARD COMMENT 34) PLAN REGISTRATION FORM: The Colorado Division of Fire Safety's PLAN REGISTRATION FORM has been attached to one set of the approved plans. Upon final approval of the sprinkler system: 1. Fire Inspector will sign the form 2. The top sheets will be detach and returned to the Fire Prevention Office. 3. Fire Prevention will send the original sheet to the Colorado Division of Fire Safety, second copy will be retained in the Fire Prevention files. The contractor is to keep one copy and is responsible to insure the building owner is provided with a copy of the form.
FYI(STANDARD COMMENT 35) CERTIFICATE OF INSTALLATION: Attached to the approved plans is a "Certificate of Installation". It is the installer's responsibility to certify through this form that the system has been properly installed and tested. The form is to be filled out in its entirety PRIOR TO THE ARRIVAL OF THE FIRE INSPECTOR conducting the final inspection and/or acceptance test of the system. FINAL INSPECTIONS WILL NOT BE CONDUCTED WITHOUT THIS FORM BEING COMPLETED.
FYI(STANDARD COMMENT 36) INSPECTIONS Minimum 2-business days notice is required to schedule an inspection. Please have your eight digit "Fire Department Plan Review Number" ready when calling to schedule an inspection.
FYI(STANDARD COMMENT) JAH - SCHEUDLING INSPECTIONS: STATIONS 6, 7, 8, 11, UCCS: Starting October 3, 2005, Fire Inspectors will be scheduling their own calendars. Your assigned inspector is Jeff Hanenberg. You may contact him at 719-385-7359 to schedule all construction related inspection activities.
FYI(STANDARD COMMENT 37) ROUGH VISUAL INSPECTIONS: Rough Visual inspections shall be completed PRIOR TO any bucket tests or final inspections.
FYI(STANDARD COMMENT 38) CONCEALED WORK: The fire sprinkler piping shall not be covered up by walls, sheetrock, ceiling tiles, etc... prior to the CSFD visual inspections of the piping. If the piping is covered, and the inspectors cannot inspect it as is required by Fire Code, the walls,sheetrock, ceiling tiles, etc... will be required to be removed. If this means that finished ceilings will need to be removed, this will be required to be done! (IFC 106.3)
FYI(STANDARD COMMENT 39) ATTENTION: CSFD FEES. All fire department fees are to be paid prior to issuance of any permits. These fees must be paid directly to the Colorado Springs Fire Department - Development Review Enterprise - at 2880 International Circle - Suite 200-7. The Regional Building Department will NOT issue a building permit with out proof the fire department fees have been paid.
