Then select PLAN REVIEW STATUS, click VIEW PLAN REVIEW STATUS. Scroll down to the correct address. You may then select APPROVED/DISAPPROVED to view comments associated with that particular project.

MATERIAL- SUBMIT INFORMATION -Provide listed information on the ATTACHED FORM (or the haz-mat permit amount certification form available at: for all Use/Dispensing/Storage of Hazardous Materials and Flammable Liquids that will be used within this facility. Provide information on all types, quantities (both in use and in storage), used at the site. This would include swimming pool/spa/whirlpool chemicals. REFRIGERATION SYSTEMS: Provide details and specifics concerning the refrigeration systems. We need to know the type of haz-mat, the quantities, etc... Your HMMP report is to include this information. PLEASE INSURE YOU ANSWER ALL QUESTIONS AT THE BOTTOM OF THE FORMS, AND FILL OUT THE REQUESTED INFORMATION. smc 1/03
DisapprovedHIGH PILE STORAGE - Based upon a review of the construction plans, it has been determined that this facility is capable of storing high-pile stock. If you are NOT planning on storing ordinary combustibles over 12-feet (or high-hazard combustibles over 6-feet) then you can simply complete the applicable NO STACKING AGREEMENT available on our web site at and attach it to the construction plans prior to submitting the plans for a fire department rereview. However, if you are planning on storing combustibles over the allowable limits, you will need to attach the "CSFD High-Pile Questionnaire" also available at to the plans, then your plans will be submitted to FPE Steve Smith at 375 Printers Parkway (Colorado Springs Fire Department) for a high-pile storage compliance review.
FYICORRECTIONS - All corrections and comments shall be submitted back to CSFD in writing, or provide submittal sheets/drawings/ blueprints etc. as requested, which will allow us to complete our review. We do not accept plan review corrections over the phone, via fax, or verbally.
AttentionFEES: ATTENTION, ATTENTION, ATTENTION. The Colorado Springs Fire Department assesses a cost recovery fee to cover the costs associated with fire department plan reviews, fire inspections, and administrative tasks. Fees associated to the CSFD construction review permit process must be paid directly to the City of Colorado Springs - 2880 International Circle - Suite 200-7 by cash, check, or credit card. The Regional Building Department will require proof of Fire Department payment before issuing any building permit. It is the responsibility of the owner, builder, architect or designee to ensure that this fee has been paid.
FYIREVIEWS - Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, wether of not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the 2003 International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD.

AttentionA minimum of 2-business day notice is required for all inspections. Due to work loads, holidays, meetings, vacations, etc...the CSFD cannot guarantee a 2-day turn-a-round on all inspections. PLEASE help yourself by helping us - call your inspections in with ample time to allow adequate scheduling."
FYIFIRE EXTINGUISHER requirements for COMMERCIAL BUILDINGS - A "2A -10B:C" fire extinguisher is to be installed in LOW TO MODERATE HAZARD OCCUPANCIES at a rate of 1 unit per 3,000 square feet, AND a maximum of a 75-ft travel distance to an extinguisher. In HIGH-HAZARD OCCUPANCIES a "4A - 40B:C" extinguisher at a rater of 1 unit per 1500 square feet and a 50-foot travel distance is required. Install at least one extinguisher per floor/level. Remember that all extinguishers must be installed in highly visible and accessible locations, never in a dead-end area, and always try to place them near an exit path-way or at an exit(s). Mount 4" off floor to a maximum of 5 ft. to the top of the fire extinguisher. (HINT: About waist high is perfect) ATTENTION: "FIRE EXTINGUISHER" signs may need to be posted too properly identify where the units are located if they're not highly visible.
FYISUITE NUMBERS - Provide suite numbers as per fire code. In malls or shopping center suites-4" high w/ 1/2" stroke and visible at 50 feet, hotel rooms 2" high w/ 1/4" stroke, and office suites 2" high w/ 1/4" stroke.
FYIREMOTE ADDRESS - A remote address sign is required for this structure because it sits over 100 feet from the addressing street. The building, therefore, is required to have a minimum of two address numbers posted. One address must be posted on the structure itself. The second must be a remote address sign clearly posted at all of the street entrances to the structure. A minimum of 5 inch high letters are to be used.
FYIKNOX (TM) ENTRY - Install fire department approved KNOX (TM) SECURITY EQUIPMENT at this location (if not already on site). ATTENTION: All fenced in buildings and gated communities, windowless buildings, buildings with fire sprinkler and/or fire alarm/detection systems, buildings that are difficult to enter due to bared windows and/or doors, are to have KNOX (TM) Security Equipment installed as per CSFD standards. It is recommended that all KNOX (TM) boxes be placed in a highly accessible location approximately 10 feet off of the ground, and usually placed near the front entrance to the building. KNOX (TM) Security Equipment is the only approved type, and must be ordered directly through the CSFD Fire Prevention office at 2880 International Circle, Suite 200-7, or by calling (719) 385-5982. ***************ALLOW AT LEAST 4 WEEKS DELIVERY TIME ************************* YOUR FINAL WILL NOT BE APPROVED WITHOUT THE KNOX SECURITY EQUIPMENT INSTALLED! YOU MUST ALSO CONTACT OUR OFFICE AT LEAST 1 WEEK PRIOR TO YOUR REQUEST FOR FIRE FINALS TO ARRANGE FOR A CSFD FIRE INSPECTOR TO MEET YOU AT THE SITE TO INSTALL PROPER KEYS FOR THE BUILDING INTO THE KNOX SECURITY UNIT.
FYILOCKS: All locking & latching devices to comply with the requirements of the International Building and Fire Code.
FYIINTERIOR REMODEL: This project is the interior remodel of an existing facility.
FYIApplicable Fire Sprinkler and/or Fire Alarm/Detection plans shall be submitted to the CSFD Fire Prevention office in the Development Review Enterprise at the Regional Development Center 2880 International Circle
FYIINSPECTOR CHADWELL - FIRE STATIONS 10, 15, 17, 20: Colorado Springs Fire Department Inspectors schedule their own inspections. Based upon geographic location of this project, your assigned Inspector is David Chadwell. You may contact him at 719-385-7323 to schedule all construction related inspection activities. GENERAL-INSPECTIONS-PLANS & SCHEDULING. A minimum of 48-hour notice is required for all inspections. Due to work loads, holidays, meetings, vacations, etc...the CSFD cannot guarantee a 48 hour turnaround on all inspections. PLEASE help yourself by helping us - call your inspections in with ample time to allow adequate scheduling. When calling, please have your complete CSFD plan review number(s) ready for each inspection request. ( i.e. 2005-1234-CN-1 or 2005-0012-SP-1)
FYI(CHAMBERS) - RE-REVIEWS (commercial construction plans only) Rereviews may be submitted back to the CSFD by direct submittal at the Development Review Enterprise counter (2880 International Circle, Suite 200-7), or through the Regional Building Department's routing system. In addition to resubmitting, you may also schedule a rereview meeting. Depending on the complexity of the rereview, Steve Chambers may meet with you to perform the rereview. You may contact Steve at (719) 385-7324. Re-reviews are typically turned around in a faster manner than the original review.

FYIHVAC system is to comply with the Uniform Mechanical Code for auto-smoke shutdown on all applicable appliances. smc 12/00
FYIThere were fire detection and/or suppression system plans attached to the construction plans, however, they were not reviewed. The sub-contractors for these systems must submit these plans for our review, and obtain separate permits from the CSFD for the instillation of all fire detection and suppression systems. No work is allowed to begin without proper permits. smc 12/00
FYIALARM - MONITORED - Fire protection systems to be monitored as follows: All valves controlling the water supply for automatic sprinkler systems shall be electronically monitored where the number of heads are: 20 or more in Group I, Division 1.1 and 1.2 Occupancies. 100 or more in all other occupancies. Where required by the Fire Chief as a trade off for other forms of fire protection and/or where deemed necessary for adequate fire protection due to the hazards being protected. FYIMULTI-TENANT/UTILITIES: This review has noted that this location is and/or has the potential to be a multi-tenant facility. Individual utility disconnects need to be easily identified for use by emergency response personnel. Utility disconnects at the structure/building level AND at individual tenant level (if provided) need to be readily identifiable through the use of permanent (weather proof) signage or tags. Utilities that need to be identified include water, electricity, natural gas, or other bulk service that may be provided such as propane or hydrogen. smc 12/00
