FYIThe plans have been resubmitted and all the disapproved comments have been addressed and/or corrected as follows: 1. Existing hydrants are providing the necessary fireflow, number and spacing is also acceptable. 2. Plans indicate turning radius to be maintained per 2003 IFC as amended. 3. Plans indicate a remote address sign will be posted. 4. Turnaround provided in accordance with 2003 IFC as amended.

DisapprovedNO FIRE ALARM/SPRINKLER INFORMATION. Please indicate if this structure is going to be fire sprinkled? This must appear on your plan with the code analysis of the structure. Letting the Building and Fire Departments know this issue MUST be a standard item that is stated on your plan submittals. Please add this to your list of issues that are to be addressed on EVERY Plan submittal.
DisapprovedSTRUCTURE SIZE/WATER. The size of this structure --6319-- sq feet, and type VB construction, requires --2250-- gpm and a minimum of --2-- fire hydrant(s) within --450-- feet of the structure - as the truck would drive on approved HS-20 loading roads designed to the CSFD specifications. On this site the theoretical water flows are --2700-- gpm, and the numbers of hydrant(s) are --1--. This site, based upon the provided theoretical modeled fire flows, does not appear to meet the minimum number of hydrant(s) for this structure.
DisapprovedINSUFFICIENT WATER/HYDRANTS. Based upon the available water flows and/or number of hydrants at this location, you can not build a residence this large. Available water flow and building construction type dictates how big you can build a building. You have four options, 1) Limit the Square Footage. 2) Install a 2-hour area separation wall (this will essentially divide the residence into two separate building, 3) Install additional fire hydrants (provided adequate fire flows are available) 4) If a sprinkler system is NOT already required in this residence, you can get a 50% reduction in required fire flows if you install a residential fire sprinkler system.
DisapprovedEXCESSIVE DEAD-END LENGTH. Dead-end access roads in excess of 200-feet shall be provided with an approved fire department turnaround per 1999 CSFD Amendments to 1997 UFC paragraph 902.2.2.4.
DisapprovedREMOTE ADDRESS. Your plans show that the home will be located more than 100 feet from the addressing street. A remote address sign located at the drive entrance is required. Additionally, the home is still required to be addressed on the structure itself.
DisapprovedINSUFFICIENT TURNING RADIUS. Turning radii must be adequate for fire department vehicle access per 2003 IFC. See the Fire Department Access Information Packet. Contact the Fire Prevention Division, Engineering Section for further details.
AttentionDEVELOPMENT/SITE (HIGH/VERY HIGH/EXTREME) Based upon the approved development plan this lot has been identified as "High/Very High/Extreme" on the Colorado Springs Fire Department Wildfire Behavior Index. "NONCOMBUSTIBLE CONSTRUCTION" is required for use as specifically enabled by the Uniform Fire Code. 1. All exposed exterior surfaces, appendages, and projections shall be of noncombustible materials. Noncombustible as applied to building construction materials, is any material that, in the form in which it is used and under the conditions anticipated, will not ignite and burn nor add appreciable heat to an ambient fire. 2. Windows within exterior doors, exterior windows, window walls, skylights and glazed doors shall be tempered safety glass or multi-layered glazed panels. 3. Attic and soffit vents shall be screened with wire mesh with openings no larger than 1/8-inch. 4. Chimneys serving fireplaces, barbecues, incinerators, or decorative heating appliances in which solid or liquid fuel is used shall be provided with a spark arrester. Spark arresters shall be constructed of woven or welded wire screening of 12 USA standard gage wire-having openings not exceeding 1/2-inch.

AttentionON SITE FIRE HYDRANT FLOWS: PRIOR TO THE TIME OF FIRE FINAL INSPECTIONS, on all new construction sites, it will be the responsibility of the owners, GC, or site manager, to have all new and existing fire hydrants, and private water systems flow tested. All hydrants are to be installed and in service PRIOR to any construction. ALL HYDRANT TESTS SHALL BE CONDUCTED BEFORE ON-SITE CONSTRUCTION IS STARTED. Contact SEAN HIGBEE, CSU at 668-4595 to schedule an ACTUAL flow test of CITY OWNED/PUBLIC hydrants. Be sure to provide them with a CSFD plan review number to include with their flow reports. Contact CSFD Fire Prevention t 385-5959 to schedule a flow test of PRIVATE OWNED hydrants. A contractor capable of performing the test will be required.
FYIHILLSIDE DRIVEWAYS: When driveways serve as a fire department access road, the width shall be a minimum of twelve feet (12-ft) and having a slope of twelve percent (12%) or less. (Zoning Code §7.3.504.D.2.d.(2)(A)(ii))
FYIFIRE WISE. CSFD's Wildland Risk Management Office has evaluated and assigned five levels of wildfire hazard ratings for homes located within the city's wildland-urban interface. Ratings are located at http://csfd.springsgov.com. Homeowners can request an evaluation for newly constructed homes by calling the FireWise office at 385-7281.
FYIFIRE EXTINGUISHERS. A single, (1), 2A-10B:C fire extinguisher is required in all homes & town homes. It's ok to hang under a kitchen sink, in a closet, or in an ATTACHED garage, just make sure it's accessible.

FYIINCREASED WILDFIRE RISK. Residing in or near wildland/wildfire interface or intermix areas involves increased fire risks that may not apply in urban or more urbanized types of developed communities.
FYIFUELS MANAGEMENT. FYIHILLSIDE/ROOFING. A Class A roof covering (excluding solid wood roofing products) shall be installed on all Residential Occupancies and a minimum Class B roof covering shall be installed on all remaining occupancies (Not to replace Class A where already required by Table 15-A) at the time an application is made for a roofing or re-roofing building permit within the limits of the City of Colorado Springs, Colorado. FYIINSPECTOR JOHNSON: STATIONS 1, 2, 3, 4, 5, 9,13, 16: Starting October 3, 2005, Fire Inspectors will be scheduling their own calendars. Your assigned Inspector is Kris Johnson You may contact him at 719-385-7257 to schedule all construction related inspection activities.
FYIGENERAL INSPECTIONS/PLANS & SCHEDULING. Minimum notice of two business days is required for all inspections. Due to work loads, holidays, meetings, vacations, etc...the CSFD cannot guarantee a two business day turnaround on all inspections. PLEASE help yourself by helping us - call your inspections in with ample time to allow adequate scheduling. When calling, please have your complete CSFD plan review number(s) ready for each inspection request. ( For Example: 2005-1234- HS-2) The CSFD APPROVED sets of plans SHALL be on site for all inspections. Call (719) 385-5982 to request all inspections. We cannot accept inspection requests over the fax or answering machines.
FYIREMOTE ADDRESS SIGN. A remote address sign is required for this structure because it sits over 100 feet from the addressing street. The building, therefore, is required to have a minimum of two address numbers posted. One address must be posted on the structure itself. The second must be a remote address sign clearly posted at all of the street entrances to the structure. A minimum of 5 inch high letters are to be used. All addressing is to comply with the City Addressing Code - Section 7-10.511 or Pikes Peak RBD Code 16-1-501 smc 3/03
FYICSFD FEES. All fire department fees are to be paid prior to issuance of any permits. These fees must be paid directly to the Colorado Springs Fire Department - Development Review Enterprise - at 2880 International Circle - Suite 200-7. The Regional Building Department will NOT issue a building permit with out proof the fire department fees have been paid.
FYIFD ACCESS GENERAL. Fire department access roads shall be maintained and kept unobstructed at all times, and in all types of weather. Access roads shall be extended to within 150-feet of all first story exterior portions of any building.
FYIHS-20 ACCESS. All fire department access roads, bridges and other fire department required driving surfaces are to meet HS-20 engineered design loading, and are to be able to support a minimum design wheel load of 18,000 pounds (GVW 80,000 pounds minimum). Access roads are to be finished by application of an all weather driving surface of hot mix asphalt or concrete pavement over a flexible base capable of supporting these engineered design loads per 1997 UFC Section 902.2.2.2. In some situations, gravel roads or other alternatives may be acceptable, however, PE stamped engineered specifications for such alternatives, showing that the HS-20 loading specifications have been met or exceeded must be submitted to our office for review. This requirement includes driveways on residential properties when fire department access is required onto the lot. 04-03
