 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI*****(STANDARD COMMENT) FIRE FLOW/HYDRANT REQUIREMENTS MET: On this site the theoretical water flows are -2700--- gpm, and the numbers of hydrant(s) are --2-. This site, based upon the provided theoretical modeled fire flows, appear to meet the minimum flow requirements and/or the number of hydrant(s) for this structure.
Attention(STANDARD COMMENT) READY FOR SIGNATURES: The water plans appear ready for signature as long as all disapproved comments have been addressed. Please provide one hard copy for CSFD records along with your final copies for our signature.
FYI(STANDARD COMMENT 3) HYDRANT PAINTING REQUIREMENT: Fire hydrants shall be painted in compliance with 2009 IFC Table C105.2. By using this scheme, emergency response crews are provided a quick way to decipher how much water is available from a specific hydrant. The gpm of the hydrant are determined by an actual water flow test, and it is imperative the testing and color coding is accurate.
FYI(STANDARD COMMENT) FIRE FLOW TESTING: (STANDARD COMMENT) FIRE FLOW TESTING - NEW HYDRANTS: All actual hydrant flow tests shall be conducted prior to the start of construction or the arrival of combustible material on site. It is the responsibility of the owner or their designated representative to ensure an approved water supply is provided. (STANDARD COMMENT) WATER SUPPLY REQUIRED ON SITE Required water supplies for fire protection, either temporary or permanent, shall be made available as soon as combustible material arrives on the site. (2009 1412) ALL HYDRANT TESTS SHALL BE CONDUCTED BEFORE ON-SITE CONSTRUCTION IS STARTED!!! PUBLIC/CITY OWNED HYDRANTS: Contact SEAN HIGBEE, CSU at 668-4595 or via email at shigbee@csu.org to schedule an ACTUAL flow test. Be sure to provide them with a CSFD plan review number to include with their flow reports. CSFD need not be present when City Utilities flow tests hydrants as we will accept their reports. PLEASE ALLOW 1-2 WEEKS NOTICE PRIVATE HYDRANTS: Contact your assigned inspector below to schedule a flow test of PRIVATE OWNED hydrants. A contractor capable of performing the test will be required as CSFD Inspectors WITNESS only. CSFD will not accept flow tests we have not witnessed.
FYI(STANDARD COMMENT 6) This is a PUBLIC water system.
FYI(13) FIRE DEPARTMENT CONNECTION: FDCs shall be located in a CSFD approved location. The FDC shall be located on the front entrance and/or addressed side of the structure, fully visible and recognizable from the street. FDCs shall be location such that it is not blocked by any means or located behind parked vehicles and such that fire apparatus and hoses connected to the FDC do not obstruct access to building for other fire apparatus. FDCsshall be located within 40-ft of an approved fire department access road. There shall be a fire hydrant capable of supplying the fire flow requirements for the sprinkler system within 100 feet of the FDC. FDCs shall be mounted not less than 18-inches and not more than 4-foot above the level of the adjacent grade or access level. (NFPA 14:6.4.6)
FYI(STANDARD COMMENT 8) GENERAL INSPECTIONS/PLANS & SCHEDULING Minimum notice of one week is required for all inspections. PLEASE plan ahead - call your inspections in with ample time to allow adequate scheduling. When calling, please have your complete CSFD plan review number(s) ready for each inspection request. ( For Example: 2005-1234- HS-2) The CSFD APPROVED sets of plans SHALL be on site for all inspections.

FYI(STANDARD COMMENT) REVIEWS: Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether of not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the 2003 International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD. Review and approval by the CSFD shall not relieve the applicant of the responsibility of compliance with the International Fire Code. (105.4.4)

DisapprovedDISAPPROVED The following information and/or corrections are needed prior to completing a full plan review: 1. Layout does not match the approved developement plans nor the previously approved water plan. Only one grass pave fire lane is shown and was previously approved between buildings C and D, not D and E. Additionally, there was a second grave pave fire lane proposed on the Side of building E. 2. The perimeter fence hampers our 150-foot access as based on fire hydrants and access points through the fence. 3. FDC on Building D exceeds 100-feet to the fire hydrant. 4. Fire flow report from CSU must be provided - see additional comment. Also: 1) Review all redline comments and address each one. 2) Return ALL red lined plan sets for each re-review.
Disapproved(DISAPPROVED) FIRE FLOW REPORT Provide confirmation on the fire flow results from Colorado Springs Utilities. A copy of their report for this area is required to be provided with your plan submittals. When multiple fire flows are provided from CSU, please indicate all flows on your submitted plans.
