City of Colorado Springs / Land Use Review
Land Use Review
Mission Statement:
The Land Use Review Division ensures that the land use pattern created by new development meets the standards of the Zoning Code and Subdivision Regulations and is consistent with the Comprehensive Plan and enhances the quality of life and the design of the community.
The Land Use Review Division:
-
Reviews development applications and provides management of development proposals and provides professional planning recommendations to the Planning Commission and City Council.
-
Investigates and resolves zoning and land use violations
-
Reviews various types of administrative permits (i.e., temporary use permits, day care home permits, home occupation permits and right-of-way encroachment permits)
-
Provides information regarding zoning, land use and development proposals to the general public and the development community
If you are interested in finding information about a particular area of the city or about a specific development project, anyone may call or come to the Land Use Review Division office or use the online CityView, LDRS or LUIS Track programs. Any of these online programs can be accessed from the list directly to the left.
CityView provides an overall aerial view of the City. The LDRS program will provide information about development projects however a tax schedule number or file number is required. The LUIS Track program will provide the status of a development project under review; a tax schedule number, file number, project or street is also required.
INTERIM ZONING and SUBDIVISION CODE UPDATE
The Land Use Review office has been involved in discussions with focus groups for changes to the portions of the City Code in recent months. These ordinance changes were approved by City Council and are now in effect; however it will take some time before they are available through Sterling Codifiers which is the keeper of the City Code. Consequently, an interim code update is being made available to the general public until the modifications to the codified Code are completed.

Disclaimer:
The "Code Scrub Ordinances" became effective July 1, 2009, and amends several sections within the Zoning and Subdivision Codes. The aforementioned PDF is a courtesy update to those portions of Chapter 7 (Planning, Development and Building) of the Code of the City of Colorado Springs 2001, as amended, that were changed by the Code Scrub Ordinances. This PDF document incorporates the Code Scrub revisions, and the accompanying revisions to Zoning Enforcement (Chp. 7, Art. 5, Part 10) and the new Form-Based Zone. This PDF is an unofficial Code update that may be used for general reference until the Code Scrub Ordinances are codified by Sterling Codifiers, which is anticipated to be completed late fall or winter 2009. The first page of the PDF document includes important information regarding the purpose, current Code and instructions on how to use this courtesy update to your copy of the City Code pending codification. If you have questions, contact Sue Matz at 385-5355 or Larry Larsen at 385-5090.
