Report Violations
Due to the current budgetary shortfall and in an effort to prioritize and streamline City functions the Land Use Enforcement unit is being reduced and consolidated with Colorado Springs Police Code Enforcement. As of January 1, 2010, all land use complaints will be prioritized to health and safety issues. On December 28, 2009, the online complaint form and telephone number will be removed and replaced with a link to the Code Enforcement complaint form and telephone number.

EXAMPLES OF VIOLATIONS:
The City of Colorado Springs has several agencies (Colorado Springs Police, Traffic, Fire, Housing and Land Use) that handle complaints within the city limits. The Land Use Inspection program is an extension of the development process with a team of Land Use Inspectors within the Land Use Review Division. The Inspectors focus on compliance with the City of
Residential Neighborhoods:
Sheds: Accessory structures are allowed however the location requirements may vary depending on the size of the structure. Click here for more information.
Decks: Decks may be allowed however all development standards for the particular zone in which the property is located must be met.
Additions: Building additions may be possible however all development standards for the particular zone in which the property is located must be met.
Fences: A fence of six feet (6') or less may be permitted on a property line without a building permit, depending on subdivision and/or homeowner covenants. Click here for more information.
Home Based Business: A home-based business may be permitted depending on subdivision and/or homeowner covenants. Click here for more information.
Illegal Duplexes: A two-family residence is allowed in some zone districts however there are lot size and building permit requirements.
Auto Repair: An auto repair business is generally not allowed in residential zone districts.
Garage Sales: A maximum of two (2) garage sales are allowed per year at a residence.
Hillside Disturbance: If a property is located within the Hillside Overlay, there are regulations on how much of the land or vegetation can be modified or removed.
Streamside Disturbance: If a property is located within the Streamside Overlay, there are regulations on how much of the land or vegetation can be modified or removed.
Sight Visibility at Intersections: Fencing and landscaping cannot exceed a certain height within the vehicular visibility area at an intersection. The height and amount of visibilitiy area may vary depending the type and speed limit of the street. Click here for more information.
Commercial Properties:
Question on Land Use: Each zone district has a variety of uses that are permitted however, there are times that a particular use at a location is not allowed according to the Zoning Code.
Light Intrusion: Lights should not shine into rights-of-way or onto adjacent properties. Click here for more information.
Maintenance of Landscaping: Development of commercial property will include an approved landscape plan. Landscaping at the site is required to match the approved plan and continue to be maintained and sustained at the property.
Parking Standards: Every use type has a requirement for off-street parking spaces and are required to be shown on an approved site or development plan. The parking spaces indicated on the plan are required to be installed at the property.
Screening/Fencing: Screening and/or fencing may be required according to an approved site or development plan and would be required to installed at the property.
Signage: Signs are allowed throughout the City to varying degrees depending on the type of zone and the amount of acreage. Click here for more information.
Tent Sales/Promotional Activity: Temporary sales may occur outside of buildings however a permit is required to do so. Click here for more information.
Compliance with approved Development Plan: When a development plan is approved, the site is required to be built and maintained as shown on that plan.
